Copper Rock Real Estate began as Commercial Real Estate Solutions (CRES) in Albany, OR. CRES was built by Gary Brown in 2000. As he grew the company, he began mentoring Shelley Henderson to take over his business. In 2019, she did just that, changing the name to reflect her drive and style. Shelley brings a passionate energy to every transaction, thinking outside of the box and providing the expertise needed to see a deal through.

In 2021, Copper Rock expanded to include realtor and U.S. Navy Veteran, Quinton Hamel, whose creative deal-making and longstanding connections in Albany have made him an invaluable part of the Team.

Why the name “Copper Rock”? Copper frequently acts as a conduit. The Copper Rock Team does the same, helping clients make the connections necessary for successful sale and lease negotiations. A rock is strong and dependable. In their personalities, service and attention to detail, Shelley and Quinton exemplify this kind of reliability. What exactly is commercial real estate?

Commercial real estate is any non-residential property used solely for business purposes. It can be industrial, office, retail, multi-family, and even bare land that has the potential for development. Unless the property is a residence where the homeowner is living, you’re probably dealing with commercial real estate.

Why do I need a commercial real estate broker?

Your commercial real estate broker has specialized access to market data and provides industry-specific knowledge to help fulfill your needs. Your broker lends her experience in handling negotiations, paperwork, and transaction details which can save you time and money while closing transactions.

At Copper Rock, Shelley connects clients with the commercial real estate listing service that will best fit their needs. This expanded access allows Buyers to match with the most appropriate listings and gives Sellers broader marketing capabilities.

How does a commercial real estate broker get paid?

Broker commission fees are normally paid through the Listing agreement by the Seller or Landlord.

What is a 1031 exchange?

Thanks to section 1031 of the U.S. Internal Revenue Code, a properly structured 1031 exchange allows an investor to sell a property used in a trade or business or for an investment (commercial building, rental house, etc), to reinvest the proceeds in a new like-kind investment property and defer capital gain taxes. Like-kind refers to the nature of the investment rather than the form. Any type of investment property can be exchanged for another type of investment property. For example, an office building can be exchanged for a duplex, or an industrial building can be exchanged for a rental house. Any combination will work. Certain timelines and rules apply.

Can a commercial real estate broker help me find a commercial rental property or help me rent my commercial space?

Yes. Shelley works with Landlords who need help finding a Tenant and with business owners needing to lease a commercial space. She is passionate about creating connections for her clients that will stand the test of time – and prides herself in thinking outside the box.

How did you pick the Copper Rock name?

A focus group helped to decide on the name. Copper has some amazing characteristics – it is dynamic, strong, and conductive. “Rock” symbolizes strength as it is solid and dependable. Together, these terms describe what Shelley does and does well – connecting people to solutions with excellence in every transaction.

Can you work outside of Albany?

Yes! Shelley Henderson is a licensed Principal Broker in the state of Oregon. If you have a commercial real estate need outside of Albany, she would be happy to help you!
